House plan software vs AutoCAD — what each is actually for, and what each costs

AutoCAD is a general drafting instrument: you draw every line yourself, and you can draw anything. PLOTVA starts from a plot size, a floor count and a room list and generates the set — plans, elevations, sections, 3D, schedules, a costed BOQ and a native DWG. If your work is custom detail drafting, keep AutoCAD. If your work is turning a plot into a house plan, this is minutes instead of days, and it costs $2 for a day against about $2,095 a year.

The cost, side by side

OptionList price, 2026What you get for it
AutoCAD (full)about $2,095 per yeareverything, general drafting, industry-standard DWG tooling
AutoCAD LTabout $540 per year2D drafting only, no 3D or customisation
Revitabout $3,005 per yearBIM authoring, a different workflow and skill set
PLOTVA — 1 day$2 (Rs 550)design and study, one job
PLOTVA — 7 days$15 (Rs 4,150)everything unlocked, 200 file downloads, one job, saves and prints
PLOTVA — 30 days$50 (Rs 13,850)everything unlocked, 900 file downloads use on one machine

Autodesk list prices are as published in October 2026 and change; the point is the order of magnitude, not the last dollar. A year of this software costs about what five days of AutoCAD costs — and it runs with no internet connection.

Which tool for which job

Use AutoCAD when…

the drawing is bespoke — a detail sheet, a refurbishment of a listed building, a site plan survey, a set that must match an existing practice standard exactly, or work that will be edited by five people in an office over months.

Use this when…

you have a plot and a brief, and you need a complete, dimensioned, code-checked set with quantities — today. Or when you are the owner of one plot and cannot justify a CAD licence, a workstation and the training.

Use both when…

that is the normal professional workflow: generate the study set here, then open the DWG in AutoCAD to add practice standards, sections the office insists on, and the architect's own detailing. 30 AIA layers mean nothing has to be re-drawn.

Never use either for…

a permit submission without a licensed professional's signature in the country of submission. That is not a software limitation, it is the law, and no CAD package — free or $3,005 a year — signs drawings.

The DWG question

Output is native DWG, not a screenshot and not a re-drawn imitation: real entities on 30 AIA layers, real dimensions, blocks, handles and drawing units, plus DXF in AC1032 (2018) format. It opens in AutoCAD, BricsCAD, ZWCAD and DraftSight. What it is not is a batch of every drawing type a practice uses — it is the house-plan set, produced properly.

Written, not imported

The DWG is generated by the software directly, entity by entity, which is why layers and dimensions survive the trip.

DXF too

AC1032 / 2018 DXF for tools and scripts that prefer the text-based format.

Offline

No cloud conversion service in the middle, no upload of your drawing to anybody's server.

Questions people ask before buying

Is this a replacement for AutoCAD?

No, and it does not try to be. AutoCAD is a general drafting instrument: you draw every line yourself. This starts from a plot size, a floor count and a room list and generates the set. If your work is custom detail drafting, keep AutoCAD; if your work is turning a plot into a house plan, this gets you there in minutes.

How much does AutoCAD cost in 2026?

Autodesk lists full AutoCAD at about $2,095 per year and AutoCAD LT at about $540 per year, with Revit around $3,005 per year. Here a day of design work is about $2 and a week with everything unlocked is about $9.

Can it open AutoCAD files?

It writes them. Output is native DWG on 30 AIA layers with real dimensions, blocks, handles and drawing units, plus DXF (AC1032 / 2018) — both open in AutoCAD, BricsCAD, ZWCAD and DraftSight.

Why is the price so different?

Because the amount of work is different. A drafting application has to cover every discipline and every detail; this covers one job — a house plan from a plot — and does only that, offline, as a single file.
