800 – 2,500 sq ft, and the metric equivalent

House plans in square feet — what 900, 1,200 or 1,500 sq ft actually buys you

Type the footprint and PLOTVA draws it to scale, in feet and inches, with the room sizes checked against the IRC: 70 sq ft minimum for a habitable room, 7 ft minimum in any direction, 7 ft ceilings, a 5.7 sq ft egress window in every bedroom. The same sheet prints the area in square metres as well, so one drawing serves a US client, a Canadian listing and a metric contractor. Native AutoCAD DWG output, offline, from $2.

Square feet to square metres, exactly

One square foot is 0.092903 square metres, so divide the square feet by 10.7639 to get square metres. Common house sizes:

These are gross floor areas, not plot sizes. A 1,200 sq ft house on a 3,000 sq ft lot leaves room for a drive, a garden and the setbacks your municipality requires — and setbacks are set by the municipality, not by the software.

Why the room minimums matter more than the total

70 sq ft

The IRC minimum for a habitable room, with no side shorter than 7 ft. A 9 × 8 ft bedroom is 72 sq ft and legal; 6 ft wide is not legal at any length.

5.7 sq ft

The net clear opening of a bedroom emergency escape window, at least 20 in wide and 24 in high, sill no higher than 44 in off the floor. It is the most common plan-review failure in residential sets.

36 in

Hallway width, and the minimum guard height at stairs and decks. Two numbers that quietly decide how a plan feels to walk through.

Questions people ask before buying

What is 900 sq ft in square metres?

83.6 square metres. One square foot is 0.092903 square metres, so 900 sq ft is 900 × 0.092903 = 83.61 m². A 30 ft by 30 ft footprint is exactly 900 sq ft.

What is the smallest a house plan should be for two bedrooms?

Roughly 800 to 900 sq ft works for two bedrooms and one bathroom if the living space is open plan; below that, circulation starts eating the rooms. The IRC minimum for a habitable room is 70 sq ft, and a bedroom needs an egress window of 5.7 sq ft net clear.

How do I enter a plot size in the software?

Type the width and depth in feet and inches, or in metres. The area panel reports square feet, square metres, square yards, marla and kanal at the same time, so the same drawing is readable to a US client and a Pakistani contractor.

Can I get a cost estimate per square foot?

Yes. The bill of quantities is taken off the drawing itself — bricks, concrete, steel, formwork, finishes — and priced per item and per square foot in PKR, USD, GBP, EUR, AED, SAR or INR.
